Small problems worth fixing early
- Dripping tap. It can waste thousands of litres a year, and if you're on a water meter, you pay for it.
- Toilet that keeps running. Usually a worn valve or flush seal. Cheap to fix, costly to ignore.
- Damp patch on a ceiling or wall. Often a slow leak from a pipe or a shower seal. The sooner it's found, the less damage.
- Banging pipes. Often caused by loose pipes or water pressure problems, and easy to sort once found.
- Low water pressure. Could be a part-closed valve, a blockage or a problem with the supply.
Birmingham's water
Most of Birmingham's water comes from the Elan Valley reservoirs in Wales, and it's naturally soft. That means less limescale than many parts of the country, so kettles, showers and boilers tend to stay cleaner. Some areas around the edge of the city get harder water from other sources, so if you see white crust on taps and showerheads, that's limescale.
Before a plumber comes
- Find your stopcock so the water can be turned off quickly.
- Clear the cupboard under the sink, or wherever the problem is.
- Take a quick photo or video of the problem. It helps us bring the right parts.
Know your hot water system
Most homes have one of two set-ups. A combi boiler heats water the moment you turn on a tap, so there's no hot water tank. A system or conventional boiler heats water and stores it in a cylinder, usually in an airing cupboard. Knowing which one you have helps when you call, because the fixes are different. If you've got a big tank in the airing cupboard, you've got a cylinder.
Common questions
Where is my stopcock?
Usually under the kitchen sink, but in older Birmingham terraces it is often under the stairs, in a front cellar or by the front door. There is also an outside stop valve under a small cover near the boundary, which is the water company's.
Can you fix a radiator that is cold at the bottom?
Cold at the top usually means air, so bleed it. Cold at the bottom usually means sludge, which needs a system clean or powerflush. One radiator stone cold often means a stuck valve, which we can free or replace.
Do you handle tenant plumbing callouts?
Yes. Letting agents and landlords can pass us the tenant's details and we arrange access, fix the problem and send a job report.
