Older Erdington homes and their wiring
A lot of Erdington is Victorian and Edwardian terraces. There are also many semis from the 1920s and 1930s. Many of these houses are now rented out. They are solid homes, but the wiring has often been changed bit by bit over the years.
These are the things we often find in older houses like these:
- Old wiring that was never fully replaced, sometimes with newer parts added on
- No RCD. An RCD is a switch that cuts the power fast if electricity leaks.
- Old fuse boxes with fuse wire, or boards with no modern protection
- Too few sockets, so the house runs on extension leads
- Metal light fittings with no earth wire
An old fuse box doesn't always mean a big job. Sometimes a new consumer unit (fuse board) is the main fix, from £700. If you want to know where you stand first, an EICR checks every circuit and starts from £160.
House rewiring in Erdington
A rewire means replacing the old cables in your walls and floors with new ones. It is a big job, so we only suggest it when it's really needed. We always test first and explain what we find.
Signs you may need a rewire
- Black rubber or fabric-covered cables
- Round-pin sockets, or sockets on skirting boards
- Lights that flicker, or fuses that keep blowing
- Warm sockets, a burning smell or scorch marks
- An EICR that found lots of problems across the house
What happens during a rewire
First we plan where every socket, switch and light should go. This is a good time to add sockets where you need them. Then we lift some floorboards and cut channels in the walls to run the new cables. After that, we fit the new sockets, switches and lights. Last of all, we test everything.
When it's done, you get an Electrical Installation Certificate. This is the record that the work is safe. We also register the job with Building Control. Keep the certificate, as you'll need it if you sell.
Full or part rewire
You don't always need the whole house done. A part rewire covers just some circuits, such as the kitchen or an extension. A rewire does mean dust and some time without power. We'll talk you through how long your job should take before we start, so you can plan around it.
For prices and what a rewire includes, see our house rewiring page.
Other electrical work in Erdington
Fault finding
Power that keeps tripping, dead sockets or lights that flicker. We trace the cause and fix it.
Lighting
New ceiling lights, LED downlights and outside lights for paths, gardens and driveways.
Smoke and CO alarms
Mains-wired and sealed-battery alarms. CO means carbon monoxide, a gas you can't see or smell.
EV chargers
A home charger for your electric car, on its own circuit. It's safer than a normal socket.
Sockets
Extra double sockets, USB sockets and outdoor sockets, tested and certified.
EICRs
Electrical safety reports for landlords, buyers and homeowners.
Power gone, or a burning smell? Switch off at the fuse box if it's safe. Then call our emergency electrician line. We're open 24/7.
Shops and businesses
We do commercial electrical work too, for shops, offices and takeaways, including around the High Street and Six Ways. That includes lighting, new sockets, fault finding and safety testing. We also test work equipment with PAT testing, which checks plug-in items are safe to use. We don't take on industrial work.
Landlords in Erdington
Erdington has a lot of rented homes. We're Gas Safe registered as well as NICEIC approved. So we can do your EICR and your gas safety certificate on the same visit. That means one booking and one person to let in. See our landlords page for how it works.
Not in Erdington? We cover the rest of Birmingham too. See our main electrician in Birmingham page.
Common questions
Do you cover all of Erdington?
Yes. We work right across Erdington, from the High Street and Six Ways to Stockland Green, Short Heath, Gravelly Hill, Pype Hayes and Castle Vale. We also cover Kingstanding and the rest of Birmingham.
My Erdington house is Victorian or 1930s. Does it need a rewire?
Not always. Age alone doesn't mean the wiring is unsafe. Warning signs are black rubber or fabric-covered cable, old round-pin sockets, a fuse box with a wooden back, and no RCD. We test the wiring first. If repairs will do, we'll tell you honestly.
Can you do gas and electrical work in the same visit?
Yes. We're NICEIC approved for electrics and Gas Safe registered for gas. So one visit can cover an electrical job and a gas job, such as an EICR and a gas safety certificate for a rented house.
I rent out a house in Erdington. What electrical checks do I need?
In England, landlords must have the electrics inspected at least every 5 years. This check is called an EICR, which is a report on the state of the wiring. You also need a smoke alarm on every floor, and a carbon monoxide alarm in any room with a gas boiler or fire. We can do all of these.
Are you NICEIC approved?
Yes. NICEIC checks our work and our paperwork. Bigger jobs, like a new circuit or a rewire, come with an Electrical Installation Certificate. We also tell Building Control about the work for you, as Part P of the Building Regulations needs.
